Little Italy full renovation, Toronto

after
before

With a solid brick exterior still in place, this 2 storey turned 3 storey brick house was completely renovated top to bottom. Some of the main structural alterations include relocated stairwells, new window and door openings, structural reinforcement and framing throughout plus, a 3rd story addition.
Several finishes on this project emphasized sustainability by including a range of recycled materials such as reclaimed wood flooring using multiple species, reclaimed brick facade and reclaimed walnut wood island countertop
Other unique features include custom millwork, eclectic tile designs and patterns throughout, high efficient HVAC and air tight insulation. Not to mention playful colour themes using wallpaper murals in the kids bedrooms.
What a pleasure to have assembled this wonderful space

Kiki's Oasis

after
before

Although not the instigator of this transformation, Kiki the resident dog now has access to a multi use outdoor space to trot around in with an open fire pit to keep warm during the cool nights and sofa seating to cozy up to its owners. Equally invested in nature and the outdoors, the residents had a vision to make the back yard equally as useful and inviting as the interior with an added Nordic touch.
This project consisted of a complete redo of the 3rd floor and main the floor with upgraded kitchen as well as some cosmetic upgrades to the 2nd floor and basement.
The final phase of this project focused on the front, back and side yard. Some features include a driveable / permeable grass driveway with entry gates, an open cabana with bicycle ramp and barn door. The cabana is accompanied by a pergola which carries the same horizontal roofline. Below the pergola sits a very inviting hot tub. The yard is divided by natural sandstone pavers, deck, and corten steel planters. Exterior wood elements were finished in Douglas Fir in addition to Cedar.
The residents went on to plant their own vegetable garden and native plants in order to attract desirable wildlife and to make it their own.

This small space was designed to be bright, to feel bigger and to maximize storage throughout the house. This multi phased project started with a mid-size steam bathroom redo and then the entire 2nd floor renovation shortly after. The basement and exterior waterproofing were added as a 3rd phaze which was completed a couple of years later with plans to complete what remains unrenovated at a future date.
The phased approached allowed the homeowner to mitigate cashflow all while being able to resume living in the house throughout every phase.

We sometimes get to spread our creative wings and submerse ourselves into something that is less common place. Weather it's bold and grand, small and quirky or just different. This is our playground

Windwood Estate - Arva, Ontario

A prime example is this 90' wide limestone waterfall built at the Windwood Estate in Arva, Ontario. Under the umbrella of Natures Image Landsaping, we were the lead builder and coordinator of this project, where we were given the creative freedom to build as grand of a waterfall as we wanted. The only catch? We had to use up all three semi truck loads of stone!
